Harbor Point Community Apartments,
Boston, MA
Developer: Corcoran, Mullins, Jennison, Inc.
The 1283-unit Harbor Point is the nation's first federal housing
project to be converted to private, mixed-income housing. It serves
as a national model for redeveloping public housing, and a predecessor
to the Department of Housing and Urban Development's HOPE VI program.
Harbor Point was once Columbia Point, a 1500-unit public housing
project where only 350 units were occupied, the rest, boarded up
and condemned. Developers Corcoran, Mullins, Jennison formed a partnership
with the resident council to redevelop the property and today, it
is jointly owned and managed by the elected resident task force
and the developer. The $250,000,000 redevelopment cost was financed
through a complex package of private and public loans and private
equity, including tax credits.
Harbor Point is the recipient of many awards, including awards from
the Urban Land Institute, the FIABCI Award for International Excellence,
and the Rudy Bruner Award.
The Townhomes on Capitol Hill,
Washington, DC
The former Ellen Wilson housing project was condemned by the District
of Columbia in 1988. In 1991, the Ellen Wilson Community Development
Corporation was organized by citizens with the mission of selecting
a development team to redevelop the vacant site.
The project was financed by a $26 million HOPE VI grant from the
Department of Housing and Community Development and the District
of Columbia's Department of Housing and Community Development.
The Townhomes vary in height from two to four stories to keep consistent
with the buildings in the Capitol Hill Historic District. The handsome
Victorian brick facades have earned it the American Institute of
Architects' 1998 Honor Award for Urban Design Excellence; the National
Association of Homebuilders "Pillars of the Industry Award" for
2000, and Urban Land Institute Award for Excellence 2000.
Doubletree Hotel Boston - Downtown, Boston, MA
Developer: Corcoran Jennison Companies.
The 268-room Doubletree Hotel
Boston - Downtown is an example of Corcoran Jennison working
with a Boston neighborhood to come up with a creative development
solution.
When a closed high school became available in a desirable downtown
Boston site, other proposals advocated replacing the high school
with a parking lot. Nearby, the Chinatown YMCA had been operating
in a dilapidated structure for 27 years. Along with it's proposal
to convert the old school to a hotel, CJ offered the Y the high
school's extensive athletic area. Today the new 45,000 square foot
Wang YMCA at Chinatown includes a swimming pool, fitness facility,
basketball court running track, and community and day care space.
Keeping in mind its Chinatown location, the Doubletree Hotel Boston
- Downtown is Boston's first feng shui hotel. The hotel features
Wisteria, a full service restaurant and café designed by Peter
Niemitz who also designed The Capital Grille, nationwide; Legal
Seafoods, nationwide; Red Clay, The Eliot Hotel, and Rialto in Massachusetts.
